Listing conditions for Agents
The HOMEVJEWER.com website is provided and managed by Universal Wellness Labs OU (trading as HOMEVJEWER), based in Talinn, Estonia.
Any references throughout this website to HOMEVJEWER / we / us / our / The Platform / The Site / The App / The Services / The Company, are hence to Universal Wellness Labs OU.
Property seekers and other parties are collectively referred to herein as “Users”.
HOMEVJEWER provides Users with a Platform where they can browse, search and view property listings and services (collectively: Listings) from real estate agents (collectively: Agents) to start their home seeking experience.
Listings are displayed in an INSTA style format for viewing on any type of device.
HOMEVJEWER’s Listings feature a video, plus related description, specification and images of a property.
It is compulsory that any Listing contains a video of maximum 90 seconds.
HOMEVJEWER solely displays Listings from officially licensed Agents.
Users get in touch with Agents by filling out a contact form. From that moment on, Users deal directly with the Agents.
HOMEVJEWER´s role is solely to provide Leads to Agents and is explicitly no party in any communication or transaction between Users and Agents.
Agents understand that HOMEVJEWER actively supports the homeless community in partnership with Unify Giving.
These Listing conditions for Agents describe specifically the relationship between HOMEVJEWER and Agents, and should be understood as being part of our general Terms of Use and Privacy policy.
Listings
Agents list their properties on the HOMEVJEWER platform free of charge.
Agents can submit an unlimited number of Listings.
Any Listing must contain a video clip.
Agents have the right to withdraw their Listings at any moment. Upon requesting HOMEVJEWER to withdraw any or all Listings, HOMEVJEWER will execute said request within 5 working days. Request to de-list must be sent by email to support@homevjewer.com, with the word ‘delist’ in subject line.
Submitting a property for listing on HOMEVJEWER must be done in accordance with the guidelines set by HOMEVJEWER.
Listings shall not contain any logo, watermark, agency name, contact information or other reference linking directly to the Agent (including voice over in vids), as this arguably undermines HOMEVJEWER’s business model.
We understand that Agents may want to protect their visual materials against downloading or copying. Therefore, upon request, and at HOMEVJEWER’s discretion, we may add a HOMEVJEWER watermark on any of the images.
Nota bene, our platform offers built-in protection against downloading videos and images in any Listing, making any watermark redundant.
Guidelines for videos
Resolution: 1080 x 1920 pix (HD or 1080 p)
Aspect ratio: 9 : 16 (vertical) *
Max. file size: 4 GB
Max. length: 90 sec.
File format: MP4 or MOV
Captions: allowed
Number of videos: 1 per listing
* Landscape (16:9) optional for large screen displays
Videos must be free from any watermark, logo or other reference to the Agent.
This also applies to captions, sound and voice-overs, if any.
Guidelines for images
Resolution: high quality only
Format: portrait / landscape
Number of images: min. 4 – max. 12
Images must not contain any watermark, logo or other reference to the Agent.
Guidelines for property details and descriptions
Delivery format: word, excel or pdf.
Descriptions must be in English and contain maximum 500 words.
Dimensions and numbers must be metric.
The value must be in euros.
Guidelines for submissions
After signing up for Listings on HOMEVJEWER, Agents receive a link to a secure HOMEVJEWER drive with a dedicated folder for the Agent to upload their properties for listing.
Each property must be submitted into a separate folder, that contains: a video, the images, plus a file with specification and description.
HOMEVJEWER will list the properties on its platform within 7 working days.
Listings and feeds
Listings are categorized according to area and price.
Selecting a category and price range shows Users a feed with relevant properties.
An AI search agent is in the pipeline to offer Users a personalized search experience.
Leads
Each listing contains a ‘Contact Agent’ button.
Users contact an Agent via a form where Users submit the following details:
First name, last name, email address, phone number, preferred contact method, preferred contact time, property id.
A properly submitted form is considered a ‘qualified lead’ (hereafter: Lead).
Agents advertise their Listings on a ‘no lead – no pay’ basis.
Agents incur a fee for every Lead coming from their HOMEVJEWER Listings.
A tiered fee concept guarantees Agents competitive costs per listing and per Lead and mitigates costs for situations where a same prospect submits multiple ‘contact Agent’ forms for multiple properties that happen to be listed by the same Agent.

Standard placement
Listings rotate randomly in a feed category
Tier 1: 1-10 leads 15 per lead
Tier 2: 11-20 leads 12.50 per lead
Tier 3: 21+ leads 10 per lead
Premium placement
Listings rotate in top 10 of a feed category
Tier 1: 1-10 leads 20 per lead
Tier 2 : 11-20 leads 17.50 per lead
Tier 3: 21+ leads 15 per lead
We calculate monthly Lead costs over the total of Leads generated by all the listings an Agent runs in one month.
Prices exclude vat at the legal applicable percentage.
Prices may be revised periodically and may vary per country.
Payment
Every month HOMEVJEWER sends Agents an invoice including a payment request.
Payment must be made within 5 working days.
In case of not honoring the payment deadline, all listings of the respective Agent are immediately suspended until full payment has been received.
Supporting the homeless community
Agents are supposed to endorse HOMEVJEWER’s mission and unconditionally agree to a ‘social impact charge’ of 20% over the the amount (excl. vat) on the monthly invoice for Leads generated through us.
Simultaneous with its monthly invoice, HOMEVJEWER notifies the Agent with instructions to donate the social part directly to Unify Giving (www.unifygiving.com).
All agents receive universal credit for supporting the homeless on the 'Our Partner Agents' page on the HOMEVJEWER site, with their logo linking to their web site or social media account.
Nota bene: Agents are neither supposed nor required to make any donation or similar monetary gift when they receive their commission on a sale that was initiated through a lead on the HOMEVJEWER platform.
